The challenge for REITs in 2018 is that higher interest rates are likely to impact share price performance; however, to combat market conditions, many REITs are beginning to announce dividend increases.

So far in 2018, REITs have under-performed, causing shares to decline and dividend yields to increase. Many of our favorite companies have announced full year 2017 results, validating the argument that the market has over-reacted to rising rates.

&l;p class=&q;tweet_line&q;&g;There are reasons for optimism regarding economic growth in 2018, such as tax reform and GDP growth. In addition, most REITs have been preparing for accelerated interest rates by reducing leverage and reliance on secured debt.

    L Brands (LB) ended at the bottom of the S&P 500 on Thursday, after disappointing guidance overshadowed better-than-expected earnings.

    L Brands slid $9.19, or 15.8%, to $48.94, its lowest close since 2013. By contrast, the S&P 500 gained 0.99 points, or 0.04%, today to 2363.81.

    Oppenheimers Anna Andreeva and Samantha Lanman reiterated an Outperform rating and $75 price target on the stock, but admit that the magnitude of L Brands downward forecast was disappointing, even with weak industry trends signaled by peers like Wal-Mart (WMT), Macys (M), and TJX Cos. (TJX).

    While they still are bullish, they admit that the bottom isnt clear:

    In the last 5 years, LB’s multiple averaged in high-teens given quality of brands/management, with 13-14x trough not seen since early ’13valuation could still compress assuming guidance isn’t conservative enough. Sticking with Outperform for now, albeit near-term visibility is worsening.

    L Brands is down 25% this year.

    Barclays analyst Geoff Meacham and team explain why they upgraded Alexion Pharmaceuticals:

    We are upgrading shares ofAlexion to Overweight and increasing our PT to $155 from $150 on an improved outlook for 2017. Specifically, we see lower FX and fewer macroeconomic risks to the core base business over the next 12 months. We also expect approval of Soliris in refractory gMG by YE17 following a planned regulatory submission in 1Q17, which could add another growth lever in early 2018 at the latest. Our upgrade is not a call on the recent 10-Q delay, which according to our discussions with management has to do with an investigation into sales practices following allegations by a former employee. We also do not anticipate major restatements of historical Soliris sales due to the investigation. Furthermore, this is not a call on Kanuma or the Synageva deal, as we have cut our Kanuma sales in our P&L and reduced its contribution in our NPV valuation. Indeed, we would expect minimal weakness inAlexion shares if the company were to take a write-down on Synageva during 2017, but this is not core to our investment thesis. Overall, 29 states (including D.C.) have medical marijuana laws on the books and eight states have embraced recreational marijuana markets. Creating those markets is complex, but tax revenue statistics suggest the effort is worth it. Marijuana advisory firm GreenWave Advisors estimates marijuana sales taxes added $1.6 billion to state tax receipts last year,and GreenWave’s Matt Karnes estimates that by 2021, marijuana sales taxes could total more than $4 billion.

Racking up revenue

Pro-pot advocates have used state tax revenue from marijuana sales as a major selling point to win support, and so far, their claims of billions of additional dollars in tax revenue appear to be spot on.

In 2016, GreenWave Advisors pegs total retail marijuana sales of $6.5 billion, up 35% from 2015, including recreational marijuana sales of $1.8 billion.     Led by GM’s Dec. 10% year-to-year new light vehicle sales gain, Toyota’s (TM) 2.0% growth and Ford’s (F) 0.3% increase, the auto industry should report its 7th straight year of expansion. While we see ’16 as the peak, as we project a 1.5% to 2.0% volume dip for ’17, we see positives. We see economic growth, higher consumer confidence, a strong stock market and moderate gas prices among factors driving a favorable shift to higher margins trucks and SUVs. We see a healthy sales plateau above 17M units through ’18. We find GM attractive for total return potential.

    Shares of General Motors have climbed 5.1% to $36.94 at 12:43 p.m. today, while Ford Motor has jumped 5.1% to $13.23, and Toyota Motor (TM) has risen 1.8% to $120.72.

CSX toots its horn

CSX’s first-quarter report continued an improving trend in the railroad’s performance. Sales were up almost 10% to $2.87 billion, which was almost double the top-line growth rate that most investors were expecting to see. On a GAAP basis, net income inched upward by just 2% to $362 million. But after taking in account one-time restructuring charges, adjusted earnings of $0.51 per share were $0.08 higher than the consensus forecast among those following the stock.
